Wood Flooring in Saffron Walden

Floors for Saffron Walden Properties

LIGNORA supplies wood floors across Saffron Walden (CB10 and CB11) — covering Georgian and Victorian market town properties, period village homes in the surrounding area, and larger rural-character properties in north Essex. We post free samples anywhere in Saffron Walden and talk through your subfloor before you order.

Saffron Walden's historic market town character and Georgian architecture calls for floors that respect the period of the building — restoration of original boards where possible, or natural-grade wide-plank where a new floor is required.

The most popular floors in Saffron Walden are wide-plank natural oak in period properties, Victorian and Edwardian board restoration, and character-grade floors in rural homes. Every order comes with full care and fitting guidance. Lead times from 2–3 weeks for pre-finished stock; 8 weeks for bespoke made-to-order floors.

Common Questions

Do you deliver to Saffron Walden?

Yes. We deliver the full collection to Saffron Walden and across Essex by pallet, with free samples posted first. Want it fitted too? Tell us about your project and we'll talk you through the options. We respond to every enquiry within one working day.

Is the floor compatible with underfloor heating?

All of our engineered ranges supplied to Saffron Walden are rated for use over underfloor heating. Thickness matters here: 14–18mm transmits warmth without sacrificing stability. Solid wood is the one thing we rule out, and we confirm every spec in writing before you order.

Can I use my own fitter?

Yes. We'll recommend the right adhesive, underlay and trims for your subfloor, and send the technical sheets your fitter needs before the floor arrives.

Flooring for Saffron Walden period and listed homes

Saffron Walden has one of the best-preserved medieval centres in Essex. The timber-framed and pargeted houses on Castle Street, Gold Street and Bridge Street are often listed, with uneven brick or timber floors that need a gentle approach. Around them sit Victorian and Edwardian terraces, and on the edges of town newer developments off Ashdon Road and Thaxted Road with modern screed floors.

In a listed building, the floor is part of the conversation with Uttlesford's conservation officer, so we give you the specification in writing to share. Reclaimed oak and wide solid boards suit these rooms best, laid on battens rather than glued to old fabric. In the newer homes the brief is usually the opposite: a light engineered oak that runs through the ground floor over underfloor heating.

Where to start in Saffron Walden

Reclaimed oak floorsOld boards with real age, right for timber-framed and listed houses in the old town.
Listed building flooringHow we specify floors that can come up again without damaging historic fabric.
Light engineered oakFor the newer homes on the edge of town, where light floors open up the rooms.

Do I need permission to lay a new floor in a listed house in Saffron Walden?

It depends on what is being covered or removed. Laying a floating floor over an existing one is often fine, but taking up historic boards or bricks usually needs listed building consent. Speak to the council first; we provide a written specification you can share with them.

Wood floor installation in Saffron Walden

You can order supply only and use your own fitter in Saffron Walden, or tell us about your project if you would like it fitted. Either way, this is how a wood floor should go down, and we give your fitter full technical guidance.

Survey and moisture checkCheck the subfloor for moisture before the floor is ordered. Concrete and screed must be dry enough, and timber boards must be sound.
Subfloor preparationUneven subfloors should be levelled first. Our boards are pre-acclimatised, and two to three days in the room before fitting is usually enough.
The right fitting methodFull glue-down suits screed and underfloor heating, floating installation suits some subfloors with the right underlay, and secret nailing suits timber joists. Parquet floor installation should always be glue-down.
Skirting, trims and thresholdsMatching skirting boards, thresholds, trims and stair nosings make the job look finished, and we can supply them on the same delivery.
Specification in writingWe put the recommended adhesive, underlay and fitting method in writing with your quote, so your fitter has everything they need.

Tell us about your project and we'll advise on the right board, adhesive and underlay for your home in Saffron Walden.
