A substantial rear extension to a detached Cobham property — 52 square metres of new kitchen-diner and family room added to the rear of the house. The existing ground floor was already in engineered oak from a previous installation. The brief was to match it as closely as possible.
The existing floor was a 180mm wide engineered oak in a natural oiled finish, approximately four years old. Finding a precise match for an aged floor is always more difficult than matching new material. Samples were assessed in the property under natural light conditions at multiple times of day before a selection was made.
The new extension floor sits on a concrete screed — glued installation throughout. The transition point between old and new floor was managed with a carefully positioned threshold at the original rear wall opening, allowing the two floors to butt together without a visible join at the junction. Both surfaces were then lightly re-oiled together to even out the colour difference between the original aged boards and the new installation.
The join between old and new floor is visible on very close inspection — as it will always be — but reads as a single coherent floor surface when viewed from any normal position in the room. The re-oiling of both surfaces together was the key step that unified the appearance.
